Annual fees for the Glacier Ridge Residents’ Association (RA) are mandatory and vary by home type. For the 2025 calendar year, single-family homes are assessed $465 annually, while multifamily (condominiumized) homes pay $375. These fees are reviewed each year by the RA’s Board of Directors and may be adjusted. An encumbrance registered against each property title requires homeowners to pay these fees. Invoices are issued by March 31, with payment due by April 30. The first year’s fee is paid at closing as part of your statement of adjustments; ongoing payments begin the following year. For instance, if you take possession in 2028, your first direct payment to the RA will be due in April 2029. Note that fees will not be collected or accrued until construction of the Village is complete.
As the community developer, Anthem is responsible for the maintenance and care of all common areas and community infrastructure for two years following the completion of construction. This includes upkeep of parks, playfields, playgrounds, pathways, sidewalks, streets and boulevards. After this two-year period, responsibility for ongoing maintenance is transferred to the community’s Residents’ Association (RA). During the initial two-year maintenance period, Anthem also manages seasonal services such as regular street sweeping and snow removal. Snow is cleared from collector roads when snowfall exceeds 5 cm. After the maintenance handover to the RA, snow removal responsibilities may shift depending on the area and local agreements. WHAT ARE THE BENEFITS TO BEING A PART OF THE GLACIER RIDGE RESIDENTS’ ASSOCIATION?
By paying your annual fee, you help fund and have access to a private facility (the Glacier Ridge Village), help expand amenities in public spaces not otherwise provided by the City and help provide additional maintenance and beautification to your community.
WHAT ARE THE ANNUAL FEES?
The annual fees depend on your home style. For the 2025 calendar year, single-family homes (including paired and street towns) pay $465 per year and multifamily homes (condominiumized) pay $375. Fees may change as decided by an annual review process by the RA’s Board of Directors.
AM I OBLIGATED TO PAY THE FEES?
Yes. Each home in Glacier Ridge has an encumbrance registered against the title by the Glacier Ridge Residents’ Association which requires the owner to pay the fees.
WHEN ARE THE FEES DUE?
The RA will send out invoices for the annual fee on or before March 31 of each year and payment of the fee is due by April 30. The first year of your RA fees are paid at the time of closing of your home as part of your statement of adjustments. Residents will be responsible for paying RA fees starting the following year. For example, if you took possession of your home in 2028, you will be required to pay directly to the RA in April of 2029.

While the names are similar, Residents’ Associations and Community Associations serve very distinct purposes.
WHO RUNS THE GLACIER RIDGE RESIDENTS’ ASSOCIATION?
Anthem currently manages all functions of the RA. Ultimately, there will be an elected volunteer Board of Directors responsible for administering decisions related to the goals of the RA.
